Bidding Service – Sheriff Foreclosure Sales
If you’re interested in a property up for auction but can’t attend the sale in person, you’re in the right place! I attend live Sheriff Sales in Caddo, Grant, Lafayette, and Rapides Parishes on a rotating basis. For a small fee, I can place bids on your behalf and handle the transaction when you win. Contact me with the property(ies) you’d like me to bid on. I’ll confirm my availability or let you know if another client has already reserved my services for that property.
Send payment for my bidding service within 24 hours of our call; I will invoice you.
Return signed agreement, along with ID and any other required documentation listed in the email within 24 hours of auction start.
When bidding ends for your property, I’ll send you a text message with the outcome. If yours was the winning bid, I’ll provide you with exact amount of payment to Sheriff’s Office. Certified funds must be ready for pick up at the local branch by 1PM.
I will pay the Sheriff’s Office with your certified funds by their deadline. Documentation will be scanned and emailed to you within 24 hours, with the original mailed via USPS certified return receipt the next business day.
Terms of Service
I do not accept multiple bidding requests for the same property from different individuals.
I do not bid on properties for myself when bidding on behalf of a client.
I have no ownership interest in properties and do not receive a commission.
I cannot guarantee that your bid will win. I bid up to the max amount you authorize.
My bidding fee is non-refundable and not contingent on whether you win the property. Payment is refundable only if the property is removed or the sale is canceled by the trustee. A full refund will be issued within 24 hours after the auction’s scheduled close.
You are responsible for understanding and following all sale requirements and conducting your own due diligence. My service is solely for bidding. Please direct any legal questions to your licensed attorney. For questions about the property, either before or after the sale, contact the Sheriff’s Office.
Important! Winning bids must be paid in full by 2 PM CST on the same day of the auction. A certified check must be available by 1PM for my pick-up at a local bank or credit union. If the funds are not ready by the cutoff, you are responsible for arranging delivery to and completing the sale with the Sheriff’s Office.

Bidding Service – Tax Deed Sales
Louisiana Tax Deeds are a safe investment with a guaranteed return. You’ll either be fully repaid for all costs and taxes paid, plus interest (max 12% annual return), or you’ll receive ownership after three years. Unless you have a high degree of certainty that the owner will repay, I do not advise bidding for less than 100% ownership.
